D3 Architects Stage 3: Building Regulations
Last time we looked at planning applications. This time it’s the Building Regulation application.
What are the Building Regulations?
They are a set of legal documents going from parts A to P which all building works need to comply with. The building regulations come under criminal law, which is why it’s important you have a team that know the regulations well. They currently fill two lever arch files and have supporting documents giving further advice. They cover amongst other things structural stability, fire safety, water ingress, radon and electrical safety.
Your architects’ role
They will produce a set of documents showing how your project complies with the relevant documents. Some will add notes; others may add construction details as well. We prefer to produce full construction drawings as this demonstrates that everything works and enables contractors to price accurately. These drawings are then checked by an approved inspector for compliance.
The fees
The building regulations have two fees to pay. The first is the plan inspection fee and is for them to check your architects’ drawings for compliance and request any amendments as needed. The second fee is payable once works commence on site and is called the inspection fee. This covers the various visits they will make to ensure all is built well. However these visits are not a substitute or replacement for your architects’ site inspections as they only inspect at certain key stages. The exact fee you will have to pay depends on the size and complexity of the project and your architect will advise you on this.
